Information and Tips on the Rental Process

If you're looking to rent or lease a home or apartment to live in, here are some information and tips on the rental process to help you get the right place at the right price:

When to Start Looking

  • Apartments - 30-60 days before move-in.
  • Houses, duplexes, condos, and townhomes - 1-2 weeks before move-in.

The more flexible you are on move-in dates, the more selection you will have. Please call us a week before your home or apartment search to set up an appointment.

Price Range

The price for a rental property in Orlando varies tremendously, depending on:

  • Location
  • Amenities
  • Age of the property
  • Competition in the real estate marketplace at the time you're renting

Move-In Costs

  • Application fees - $50 (non-refundable) per person to verify rental history, employment and credit. Metro City offers online payments of application fees, however there is a $5.00 service charge for this convenience.
  • Security deposit - 1 months rent.
  • Pet deposit - $350 per pet. Some portion of this may be nonrefundable.
  • Utilities – Telephone, electricity, gas, water/sanitation, cable, and Internet may have installation/activation fees or require deposits, based on usage history and credit. This may total as much as $100 in activation fees and $200 in deposits

Please note that certified funds (cashiers check or money order) may be required.

Pet Policies

  • If pets are accepted, there is usually a two-pet limit, particularly in apartments.
  • Some rental properties may have restrictions based on age, weight, breed, and other factors
  • Exceptions are often made, particularly in houses, duplexes, and small apartment complexes, depending on the owner, landlord, or property manager.

Lease Terms and Bills

Lease terms will vary based on the owner, landlord, or property manager, but usually they are leased as follows:

  • Apartments - 6-12 month lease. 
  • Houses and duplexes - 12 month lease. The tenant is responsible for all bills and lawn maintenance.
  • Condos and townhomes - 12 month lease. Rent usually includes water and trash pick-up, and the property owner is responsible for HOA fees.

Rental Application Requirements  

  • A complete Rental Application from each individual over age 18.
  • Proof that you or your guarantor (co-signer) make at least 3 times the rent
  • A Guarantor Form, if necessary
  • Proof of good credit and/or good rental history
  • Application fees and security deposits, in full.

Once all of your information has been turned in, the verification process takes approximately 1-4 days.

    • Passport
    • Alien Registration Card with photograph
    • Social Security Card
    • Citizen ID Card
  • Current Address Information
